What It Means to Reserve at Vista Point Before Groundbreaking

Have you ever heard someone say, “Right time, right place?” Of course you have. Maybe you’ve even said it yourself after learning about a good opportunity you were able to take advantage of. It’s at moments like these that you realize how, sometimes, life just comes down to luck. Or, as the ancient Roman philosopher Seneca said, “Luck is what happens when preparation meets opportunity.”

But only you can decide whether a given opportunity is worth it. With hindsight being 20/20, you can only truly know how good an opportunity was after it’s passed. When it comes to senior living, however, there are signs to look for that can help you make a more informed decision — and determine whether you should reserve senior living early or wait.

Should You Consider Pre-Construction Senior Living?

If you’re considering your senior living options, you’ve probably come across existing communities, new communities that are being built, and existing communities that are expanding. Let’s look at these three options and consider what each one offers. Then, you can decide which option might be the luckiest — based on what matters most to you.

Existing Community

Pros

  • You can talk with current residents and staff.
  • You can tour the community to see services, amenities, and residences.
  • You can get a feel for the lifestyle.
  • You can evaluate the community based on its reputation.
  • If a residence is available, you may be able to move in immediately.

Cons

  • You may need to choose from available inventory or join a waitlist for your preferred floor plan.
  • Unless there are plans for a remodel, what you see is likely what you get.

New Community

Pros

  • Typically offers lower, pre-construction pricing.
  • Usually offers a refundable deposit to hold your place in line.
  • Provides a better opportunity to secure your preferred floor plan and choose specific finishes.
  • As one of the first residents, you help establish the community’s lifestyle.
  • Everyone in the community will be new.
  • Everything will be brand new.

Cons

  • You can’t tour the community or fully experience the lifestyle beforehand.
  • You’ll need to research the developer or management company to understand what life there may be like.
  • Once construction begins, prices typically increase.
  • You can’t move in until construction is complete.

Expansion at an Existing Community

Pros

  • Typically offers lower, pre-construction pricing.
  • Usually offers a refundable deposit to hold your place in line.
  • Provides a better opportunity to secure your preferred floor plan and select specific finishes.
  • As one of the first residents in the expansion, you help shape its culture.
  • All residences and amenities in the expansion will be brand new.
  • You can evaluate the community based on its established reputation.

Cons

  • You can’t tour the new residences or fully experience the expanded lifestyle until construction is complete.
  • You can’t move in until the expansion is finished.
